Selling at Auction
Property owners selling by auction need to instruct their solicitor to prepare a
legal pack or Home Information Pack – the Auctioneers can advise which is
applicable. This is then passed to the Auctioneers so that it can be made
available for inspection by interested parties and prospective bidders in good
time prior to auction.
Pennycuick Collins work with their seller client’s solicitors to prepare the
property for sale by auction and where necessary can obtain a Home Information
Pack and Energy Performance Certificate.
Pennycuick Collins operates a contracts desk and ‘saleroom agent’ system in the
auction saleroom. This means that the seller’s solicitor can either attend the
auction to deal with the legal formalities, or appoint the Auctioneer’s
‘saleroom agent ‘to act on their behalf – this often being more convenient and
economical.

Buying at Auction
Before bidding at auction prospective buyers need to take professional legal
advice as detailed in the Auctioneer’s Conditions of Sale (printed in the
catalogue and shown on this website). A bidder will also need to have appointed
a solicitor to act on their behalf in readiness for a successful bid.
