Effective and comprehensive management of residential blocks of apartments is essential in order  that required standards are achieved and maintained, which together with ongoing enhancement and updating, ensure that the capital values are upheld and improved.

We act on behalf of Residents' Management Companies and Corporate or Individual Landlords

 Every development within our management is inspected by a member of our dedicated team of  Property Managers

Contracts for services to communal areas, such as cleaning and gardening, are set up and reviewed on a regular basis, using independent contractors to ensure quality and value for money

Financial budgets are prepared and monitored carefully to ensure optimum use of funds Service charge contributions are calculated and collected at required intervals using our in-house computer systems, utilising dedicated software

Detailed accounts, including a balance sheet and schedule of repairs, are issued annually

 A Long Term Maintenance Plan can be prepared by our Specialist Building Surveying Department to identify future maintenance liabilities and forward plan major expenditure requirements

General repairs and day to day maintenance requirements are co-ordinated through the department and contractors instructed as necessary from our 'approved' contractors' list

Careful records are logged to ensure that cyclical maintenance is undertaken at the appropriate  times

Reserve funds, based upon the Long Term Maintenance Plan, are maintained to ensure there are no abrupt variations in service charges and that funds are available for essential works as and when necessary.

Detailed help and advice is always available, including our unique Leaseholders Handbook, which is issued to all Lessees.  
      
NB. The provision of services is governed by the terms of the lease and our services are therefore tailored to the requirements of each individual site.
