Cladding – Ensuring your building complies with statutory requirements

Post Grenfell, cladding has been high on the agenda for many of our clients both in the commercial and residential sectors. We welcome the government’s recent announcement of plans to fully fund ACM (Aluminium Composite Material) cladding remediation works in the private sector, this being a call first made by ARMA, the Association of Residential Managing Agents to the Secretary of State immediately after Grenfell. The announcement states that £200 million will be made available to remove and replace unsafe cladding from around 170 privately owned high-rise buildings,  and in October 2018, the Secretary of State announced a ban on combustible cladding on all new schools, hospitals, care homes, student accommodation and residential buildings above 18 metres.

If you are in any doubt about the safety features of your building, we are well placed to advise you. This will often begin with undertaking a fire risk assessment to identify areas of risk and recommending a course of action. Where installations are not fully fire retardant, we are able to present alternative options and liaise with the local Building Control departments and planning authorities in relation to the specification and installation of replacement materials.

We are currently appointed by one of our clients as Employer’s Agent and Principal Designer in relation to the replacement of ACM cladding on two high rise residential developments. We have advised our client from the outset, initially conducting intrusive investigations and thereafter presenting alternative solutions for the replacement cladding. Having sought competitive tenders we have recently appointed a specialist cladding contractor who is in the process of preparing the detailed design prior to installation. Physical works on site will commence in June with anticipated completion early 2020. We are instructed as lead consultant to manage the project through to completion.
