At Pennycuick Collins our Residential Lettings Team is regulated by the Association of Residential Letting Agents (ARLA) and has been established for more than 10 years. In that time we have developed a highly qualified team that provides a professional and approachable service enabling us to assist you with all your property needs.


We understand that landlords expect an efficient and reliable service that delivers results. Whether you are new to renting out property or not, our team is here to help you find a new home, and ensure that the process goes smoothly. We also have an online Tenant Portal which allows tenants to report faults and issues, and pay rent, etc.

Information for Tenants

Our trained staff are here to help and advise you during the whole process of moving into your new property. We offer accompanied viewings of properties and once you’ve made your choice, we manage a speedy and professional referencing process which is available online.

To make the moving in process as smooth and trouble-free as possible, we notify the local council and all utility companies on your behalf. We also make sure that you have a full inventory of your property that you are renting, supported by photographs. Once you have moved in to the property, a property manager will assist you throughout your tenancy, providing we are the retained managing agent on behalf of your landlord.

As part of our management service we provide an out-of-hours maintenance contact in case of any emergency repairs. Pennycuick Collins is an ARLA-regulated agent (Association of Residential Letting Agents) and a registered member of The Tenancy Deposit Scheme, giving you confidence that you can rely on our professionalism at all times.

Our Tenant Portal allows you to manage and pay your rent, fees, etc. online and report any faults, ensuring they are dealt with swiftly.

Information for Landlords

We offer three main services to landlords, which include:

Our fully-managed service is the most popular and comprehensive service that we offer to landlords. This is ideal if you do not live close to your properties, or if your busy schedule means you want everything managed on your behalf. You can rely on us to take care of everything effectively & efficiently on your behalf. This service encompasses everything from advertising the property on sites such as Rightmove, to referencing tenants, registering the tenants deposit and taking care of all property maintenance and tenancy administration.

The rent collection service is ideal if you want to deal with most aspects of the tenancy, but would prefer an agent to deal with the initial letting of the property and ensuring that the tenants rent is paid in full and on time. Our property managers take a firm but fair approach to tackle rent collection & arrears, and you will be kept informed at all stages.

Our let-only service is aimed at the more ‘hands-on’ landlord. We will market your property, find you a suitable tenant and support you in finalising the agreement to let. We take up references for the new tenant and carry out the initial administration before handing you back the keys and leaving the management of the property to you as the landlord.

We also offer ‘one off’ services to landlords. This means that you can instruct us to carry out a routine property inspection or even serving notice on your tenant.

Tenancy Management

Working hand in hand with our Lettings Agency Team we offer a total management service for properties and tenancies. We work with a wide range of clients, managing many different types of property, and our services are tailored in every case to suit the individual needs of our clients. Our landlords may have one property or 100 properties – and they can choose to have as much or as little involvement as they wish.

Our comprehensive service covers every aspect of tenancies including:

All our clients are given a named property manager, although we all work closely together to ensure that continuity of service is achieved. Our property managers are ARLA-qualified (Association of Residential Lettings Agents) and we follow the RICS Residential Management Code, so you can be confident that you are getting a professional service of the highest standard.
