Our Residential Lettings team is regulated by ARLA Propertymark and has been established for more than 20 years. In that time we have developed a strong team that can provide a professional and approachable service, enabling us to assist with a variety of property management needs. We pride ourselves on delivering a great service, whether this is to Landlords, tenants, long-term investors or homebuyers. We understand that each of our clients has individual needs and we manage their portfolios accordingly.

We understand that Landlords expect an efficient and reliable service that suits their individual needs. We pride ourselves on offering flexibility in our approach to working with you. One shoe does not fit all, some clients like to be involved every step of the way whilst others like us to oversee all aspects on their behalf.
We offer three levels of service:
- a fully-managed service
- a rent collection service
- a let-only service
Our fully-managed service is the most popular and comprehensive service. This is ideal if you do not live close to your properties, or if your busy schedule means you want everything managed on your behalf. You can rely on us to take care of everything effectively & efficiently. This service encompasses everything from advertising the property on sites such as Rightmove, to referencing tenants, registering the tenants deposit and managing every aspect of the tenancies including:
- Rent collection
- Arrears management
- Instructing and managing repairs
- Legislative compliance
- Renewing tenancies and increase rents
- Conducting periodic inspections
- Professional Inventories
- End of tenancy inspections and deposit dispute management

All our clients are assigned an individual property manager that allows a good relationship to grow, builds understanding and confidence. We are small tight knit team and we all work closely together to ensure that continuity of service is achieved. Our property managers are ARLA-qualified (Association of Residential Lettings Agents) and we follow the RICS Residential Management Code, so you can be confident that you are getting a professional service of the highest standard.
Our rent collection service is ideal if you want to deal with most aspects of the tenancy but would prefer an agent to deal with the initial letting of the property and ensuring that the tenants rent is paid in full and on time. Our property managers take a firm but fair approach to tackle rent collection & arrears, and you will be kept informed at all stages. You will receive monthly client statements.
Our let-only service is aimed at the more ‘hands-on’ landlord. We will market your property, find you a suitable tenant and support you in finalising the agreement to let. We take up references for the new tenant and carry out the initial administration before handing you back the keys and leaving the management of the property to you as the landlord.
We also offer ‘one off’ services to Landlords. This means that you can instruct us to carry out a routine property inspection or even serving notice on your tenant.
Our trained staff are here to help and advise you during the whole process of moving into your new property. We offer accompanied viewings of properties and once you’ve made your choice, we manage a speedy and professional referencing process which is available online.
If we are instructed to Let and manage your property we will help to make the move-in process as smooth and trouble-free as possible. We notify the local council and all utility companies on your behalf. We also make sure that you have a full inventory supported by photographs. Once you have moved into the property, a property manager will assist you throughout your tenancy with repairs etc.
As part of our management service we provide an out-of-hours maintenance contact in case of any emergency repairs. Pennycuick Collins is an ARLA-regulated agent (Propertymark) and a registered member of The Tenancy Deposit Scheme, giving you confidence that you can rely on our professionalism at all times.

We manage a student development in central Birmingham which offers students a secure, home from home environment with all inclusive bills, 24 hour security and a management team on site. The site is fully managed by our team from client accounting and budgeting, rent collection, repairs, compliance, lettings and student liaison. We have it covered.
The Bristol Street Townhouses in Birmingham have had substantial investment over the last few years and the parade of shops bought back to life, along with the refurbishment of the upper floors and a new build section to create the student accommodation. There are over 150 units available and we have a dedicated team to manage the block.
